Our Queens work is run from Van Loon Street in Elmhurst, and the St. Albans address puts the southeast of the borough inside a much shorter run. The rest of this page is about what actually changes when the work is out here, because the housing stock in this part of Queens is not the housing stock the rest of the borough has.
What southeast Queens is built out of
St. Albans sits with Hollis, Queens Village, Cambria Heights, Springfield Gardens, Laurelton, Rosedale and the eastern edge of Jamaica. It is one of the largest stretches of detached and semi detached housing anywhere in New York City.
That is the difference that matters. Around Elmhurst, Woodside and Jackson Heights the work is mostly inside low rise apartment buildings and mixed commercial stock, where access runs through a shared lobby, a service corridor and a freight elevator, and where a building has a super and neighbours on the other side of every wall.
Out here a job is far more often a whole house on its own lot. There is a driveway. There is frequently a detached garage at the back. There is a basement with its own entrance, a porch, a rear extension somebody added decades ago, and a path down the side of the house wide enough to carry material out without going through the front door.
What that changes about the job
Interior strip outs run room by room in a house that is still lived in. In an apartment building we seal a unit and run everything out through one protected route. In a two family house the family is usually still upstairs or next door, so the containment is around the rooms being worked and the stair is the route. Dust control and the order of work matter more than lift bookings.
Whole structure demolition out here is usually not the house. It is the garage, the rear extension, the shed, the porch or the deck. Those are detached or lightly attached structures on a private lot, which is a different job from taking down a building on a street wall, and it is a large part of what southeast Queens actually asks for.
Concrete is driveways, walkways, patios and basement slabs. A driveway apron and a rear patio are the typical concrete work on this stock. That is breaking and carting slab from an open lot rather than cutting a floor inside an occupied building.
Debris comes out through the side of the house. Where a Manhattan or Elmhurst job stages material for a freight elevator and a kerbside window, a house with a driveway can be loaded directly. What comes out is the same material, but it is handled once instead of three times.
